Checking session
Bob, PropFlow’s assistant

02:14 · Nairobi

They're asleep. It isn't.

Meet Bob — PropFlow’s assistant. He does not answer questions about your building. He answers the call, raises the job, sends the plumber, chases the arrears, splits the payment and files the return.

One night

Everything Bob did while they slept.

  1. A call at 02:14

    It answers. Then it acts.

A burst pipe and a question about rent, in the same breath — the way people actually talk. It handles both, in one reply, in the tenant’s own language.

    • Recognised the number
    • Raised TKT-2026-0007 · HIGH
    • Read the account: KES 30,000 outstanding
    • Replied in one message
  2. 02:15

It finds who is on call, and sends them.

Matched on skill and availability, not on whoever answers first. Ranked by what the delay actually costs — water damage outranks a slow-draining sink, at any hour.

    • Matched Peter M. · plumbing · on call
    • Notified by voice
    • Tenant told someone is coming
  3. 06:02

Rent lands. It splits the same second.

The owner’s share, the management fee, the service charge and the water — separated the moment the money arrives, not on the fifteenth of next month. Nobody sits on the float.

    • Matched M-Pesa payment to INV-2026-0143
    • Owner 24,000 · fee 3,000 · water 1,000 · service 2,000
    • Owner can see it before breakfast
  4. The 20th

    It files the monthly return.

Rental income tax is due every month on gross rent. PropFlow already holds the only figure the return needs, so preparing it is arithmetic — not an evening of spreadsheets.

    • Gross rent for the period, from the ledger
    • Return prepared and checked
    • Ready to file
  5. 06:41

You did nothing. It did all of it.

The pipe is fixed. The tenant is happy. The money is split and visible. The return is ready. Every step is written down in a record nobody can quietly edit — including us.

    • 1 call answered
    • 1 job completed
    • KES 30,000 reconciled
    • Records verified

What Bob will not do

Worth reading before you trust it with your building. These are enforced in the software, not left to its judgement — and stating them is why people are willing to let it near their money at all.

  • It cannot take a payment, waive a charge or agree a discount.
  • A promise to pay is not a payment, and it never says an account is settled.
  • Anything legal, or anyone distressed, goes to a person immediately.

Your tenants will call tonight.

The only question is whether anyone answers.
